In a move that further streamlines the UAE’s flagship long-term-residency programmes, the General Directorate of Residency and Foreigners Affairs (GDRFA) and the Dubai Land Department (DLD) have switched on a single, end-to-end digital platform for Golden Visa, property-linked residency and retiree residency applications. Announced late on 15 April and rolled out on 16 April, the system allows applicants, immigration advisers and real-estate developers to upload documents, pay fees, verify property ownership and track approvals in one place – eliminating the need to shuttle between multiple government portals or in-person counters. The Golden Visa thresholds remain unchanged – most real-estate investors still need at least AED 2 million in unmortgaged equity – but the verification step is now completed automatically through DLD’s valuation database. Applicants receive real-time prompts if supporting paperwork is missing, and biometric enrolment slots at GDRFA are generated automatically once fees are paid, cutting an average of seven calendar days from the process. For multinational employers, the consolidation could not come at a better time. Companies relocating senior executives can complete property purchases and residency formalities in parallel, rather than sequentially, helping assignees move into permanent accommodation sooner and reducing temporary-housing costs. Relocation firms say the change also clarifies document-retention rules: all records stay on the government’s servers, limiting data-privacy risks and easing future renewals. Real-estate brokers expect the upgrade to accelerate demand from both end-users and buy-to-let investors. "Being able to see – in one dashboard – where the title deed and the visa stand is a game-changer for overseas buyers," said Ahmed Al-Ansari, partner at a DIFC-based mobility consultancy. He predicts that processing times will drop below two weeks by the third quarter once the platform beds in.

In the meantime, advisers recommend clients obtain a pre-approval valuation from DLD before signing sales agreements and ensure that any outstanding mortgages are cleared or reduced below the 50 per cent threshold so the equity test is met. For HR teams, next steps are straightforward: review policies to cover the new AED 681 government service fee, update employee checklists to reflect the single-portal workflow, and remind assignees that medical-insurance proof and Emirates ID biometrics are still mandatory final steps. With regional tensions continuing to disrupt airspace, a fully digital residency channel offers rare administrative certainty for talent managers moving people into the UAE.
